WORKING SPECIFICATIONS

FOUNDATION
Walls are 8" & 12” thick and 7'10" tall continuous poured concrete 3,000 PSI 3/4" stone with two #5 rebar top and bottom. Lally pads 30" x 30" x 10" poured concrete and wall footings are 16" x 9" poured concrete. Footings are 2,500 PSI 3/4" stone. In addition, 18 locations will have external #5 steel rebar reinforcements tying 21 inches up into the framing down through the foundation and into the footings with Simpson Pre-Deflected Hold Downs. This will increase the structural integrity of the building in regards to its wind load resistance. Concrete floors are 4" thick 4,000 PSI, 3/8" stone (with 6 mil poly). Lally columns are 3.5" round steel columns filled with concrete. Basement sash are Fenetress vinyl frame with white PVC sash w/removable screen. Waterproofing is 100 year Rub-R Wall. Wooden steps to basement stringers are 2” x 12” spruce, treads 2” x 10” spruce.
FRAME
Structural lumber is construction grade spruce with 2x4 wall construction. Sill plate is 2x6 pressure treated sill with seal insulation between concrete walls. Floor joists are I joists as noted on plans, girder to be LVL. Sub-floor material is 3/4" tongue and groove plywood nailed and glued with PL400 construction adhesive. Wall sheathing is 1/2" plywood, CDX grade. Roof sheathing is 1/2" plywood, CDX grade.

ROOF-GUTTERS
Roof shingles are CertainTeed, Woodscape architectural style, 30-year rated over 15lb. felt, ice and water in valleys and 3 feet up the roof. Color is “Slate Blend”. Gutters are 032 gauge seamless aluminum installed with hanger type system, downspouts and elbows to match, color to match trim.

EXTERIOR
Front siding is ½” x 4” red cedar clapboards. Set nails, caulk seams and butt ends. Two coats of Ben Moore/Low Luster. Sides and rear are stained Frasier “Bar Harbor” shingles. All trim is factory primed pine, sanded, caulked, puttied and painted with two coats of ben Moore MoorGlo/Soft Gloss 096. Window trim is 1x4. All front elevation windows with crown cap molding. Door trim is 1x5. Front door with pilaster trim and mantle top. Flying rakes on dormers and garage gable, fascia board, plancher board, and frieze board are 1x8. Frieze molding is 1 ¼” bed molding, over 1x3 dentil molding on front of house. Brick front step has a brick top, brick tread, brick riser and brick sides, one step and platform. Patio’s, driveway and walkways are brick pavers or Nantucket pavers set in stone dust. Rear landings are Weatherbest decking. Retaining walls are Stone-Elk mountain medium.

EXTERIOR DOORS
Fiberglass insulated, with Titan Kwikset hardware lever style with brushed nickel finish to include hinges and aluminum thresholds (see plans for locations). Front door to receive thumb latch w/deadbolt in brushed nickel finish. Front door is 6 panel 3'-0" x 6'-8" with two coats of Ben Moore/Soft Gloss. Fire doors are steel insulated door with aluminum threshold and spring hinges. Slider is Andersen aluminum clad thermopane French wood glider with satin nickel hardware, grilles and screen. Overhead garage doors is Saratoga 16 lite arched top with remote opener and keyless entry pad.

WINDOWS
Andersen High Performance, Woodright tilt wash double hung and casement, interior sash and jambs pre-finished white with insulated high performance glass, simulated True Divided Lights (grill patterns as per plans), full length screens, and white hardware.

ELECTRICAL
200 amp underground electric service with 40 breaker panel per code. Leviton or equivalent ivory or white outlet devices. Switches are Decora. Washer, dryer outlets provided, doorbell included for front only, two outside weatherproof plugs, Two double floodlights with switch included, fan/light combinations in all baths, closet lights on switches.

4. Kitchen lights 4” recessed lights (six on two dimmers)

NOTE: Provide wire and switch for possible future dining room chandelier in dining area.

Pre-wiring for television and telephone, four outlets each will be provided with CAT5 and RG6 home runs. Wiring for Buyer supplied ceiling fans in great room, first floor guest bedroom, 2nd floor master bedroom and sitting room. Fan wall controls, remote controls and extension rods to be supplied by Buyer, installed by the Contractor.
Also included is pre-wiring for future surround sound system allowance One Thousand Dollars ($1000.00) per unit.
Light fixtures: $1000.00 allowance (per unit) for light fixtures from Ford Diamond Electric to be chosen by Buyer

SEPTIC SYSTEM
A Title 5 septic system is installed and will conform to state and local nitrogen loading limits.

PLUMBING
Plumbing Fixtures: Kitchen has stainless steel undermount sink with double bowl and Kohler Coralais Pullout Faucet in brushed nickel. Bathrooms have Corian integral sink and lav with Kohler brushed chrome Devonshire Widespread faucet. Toilets are Cimarron Comfort elongated toilet with self closing seat. First floor full bath has Kohler white Terracina four foot walk-in shower unit with Coralais brushed chrome shower trim. Second floor guest bath has five foot tub/shower combination with Kohler brushed chrome Coralais trim. Second floor master bath has Kohler white Sonata five foot tub/shower with brushed chrome Fairfax trim.
Two Mansfield frost-free outside hose faucets will be installed one in front and one in rear.
Town water hook-up.
Hot water heater is American by Morflo Industries, 75 gal. heater gas fired {to be direct vented} with a 5 year warranty.
All exposed hot water pipes in basement will be insulated with foam insulation

HEATING AND COOLING
Two zone gas fired warm air with air conditioning. In line humidifier included, programmable thermostats, Hart & Cooley registers and grilles. Flush wood registers with frames where oak floors installed.

INTERIOR PAINTING
Trim will have two coats of finish Ben Moore Aqua Glo Latex Semi Gloss. Walls to have two coats of Ben Moore matte finish. Ceilings and closets to have two coats of super-hide paint.

INSULATION
Walls have 3.5" fiberglass with vapor barrier R13 (exterior walls of heated space). Basement ceiling have 6" fiberglass with vapor barrier R19 (under heated space). Attic has 12" fiberglass with vapor barrier R38 in flat ceilings. R30 in slope ceiling (over heated space). Garage ceiling has 9” fiberglass with vapor barrier R30.

INTERIOR WALLS
Ceilings will be smooth. Closet ceilings and walls will be textured. Walk in closets to have smooth walls. Walls to be smooth finish. Garage walls and ceilings are textured and not painted

FLOOR COVERINGS
Entire main floor including foyer/entry hall, living room/dining area/kitchen, and guest bedroom to have oak flooring (1x3 white select oak) with one coat sand sealer and two coats satin urethane finish. First floor half bath/laundry closet, guest bath, master bath and 2nd floor bath has ceramic tile in Beige, size 13x13. Nylon pile carpet (Shaw, 3.5 rated) in 2nd floor Master bedroom, master closet, 2nd floor landing, bedroom two, sitting area. Gas Fireplace face/hearth has granite tiles.

CABINETS AND VANITIES
Kitchen cabinets are custom all wood Greenfield Drexel Hill with inset doors, concealed hinges, self closing drawers, furniture style feet and crown molding. Cabinets are in Maple Brie.
Accent pieces are in Alder Ginger with Flanders Glaze. Kitchen countertop is granite with 4” backsplash, pencil edge and undermount stainless steel sink.
Bathroom vanities are Homecrest Harbour Court Silk with Vanilla Corian integrated countertop and sink.

INTERIOR TRIM AND DOORS
Specialty trim includes finger jointed trim, 7 ¼” baseboards, 3 1/2" Stratford casings, and three piece crown molding, wainscoting and chair rail in dining area/living room, foyer, and kitchen. All bedrooms have 3 5/8” crown molding.
Doors are four panel solid smooth Masonite (6’-8” high). Mantel is Dedham style poplar with fluted legs and raised panel breast board. Door hardware is Titan Quicksets #720US3- passage and #730PRIVUS3-privacy, lever style, brushed nickel finish to include hinges. Stair treads are red oak with natural finish, skirts and risers are painted poplar.

APPLIANCES
Refrigerator is an integrated 36” Sub-Zero with panels to match cabinetry, two freezer drawers under and automatic icemaker. The cooktop is a stainless 30” gas Dacor over a 30” stainless Dacor wall oven. Microwave hood is Dacor stainless steel. The dishwasher is Bosch “Integra” fully integrated with panels to match cabinetry, hidden controls, stainless interior.

BATH FIXTURES
Towel racks, toilet paper holders and soap dishes will be installed to match faucets. Bathroom mirrors will be the width of the vanity by 42” high.

GAS FIREPLACE
(units 1-4) Premanufactured Caliber #CD4236R direct vent 41" gas fireplace with fan kit # GFK160B, 36” weathered refractory, # WSK-MLT-HTL multi function wall switch with granite face and hearth.

CENTRAL ALARM SYSTEM
Alarm system includes 5 exterior door contacts (one is interior door in garage to house), two passive infrared motion detectors, one freeze alarm, one electronic siren with auto reset and bell cut-off, one digital key station with changeable codes and pre-warning buzzer, eight zone control panel with standby rechargeable battery and smoke detectors.

CENTRAL VACUUM SYSTEM
Silent Master S-2 with premium electric set and automatic dustpan. Allowance 3 outlets, Tools included: 30’ TZ crush proof hose, power nozzle with height adjustment and computer balance roller brush and belt protection system, pair of chrome plated steel wands, combination floor/rug tool, horse hair dusting brush, upholstery tool, crevice tool, clip on tool caddy, pair of plastic wands, storage bag and metal hose hanger.
